We have a vacancy for a Head of Acquisitions and Disposals. The main purpose of this role will be to lead the Acquisition and Disposals team and ensure that all acquisitions, disposals and allocated development projects for Royal Mail Group are delivered in accordance with the agreed timescales, within project budgets and whilst minimising any risk exposure to the Group.
Reporting to the Real Estate Director you will lead your team on all acquisition and disposal activities and you will have overall responsibility for the management of all relevant projects through to handover. Other accountabilities
The delivery of leasehold and freehold acquisitions and freehold disposals on properties with wide ranging values. The management and coordination of disposal strategies for Royal Mail’s surplus properties to maximise sale proceeds. Ensure the instructing and management of specialist consultants/advisors are carried out in a timely manner. The management of all costs associated with projects, including agreeing fees in advance and controlling costs. Work with the Property Strategy team and Property Finance to ensure that all costs associated with a new acquisitions or disposals are captured and contained within relevant board and the investment plans. Where required, lead the supplier management of allocated firms on the Asset Management framework to ensure supplier performance. Extract and input financial information for reporting and budgetary purposes. Ensure that all activities comply with legislative requirements and RM procurement policies.About you You need to demonstrate the following on your CV:
Strong acquisition and disposal background, preferably from the industrial logistics sector, with a track record of significant acquisitions and/or disposals projects. A Member or Fellow of the Royal Institution of Chartered Surveyors (RICS) with a minimum of 10 years post qualification experience. A good and wide ranging knowledge of commercial property markets in the UK. Experience of leading an internal professional team. Demonstrable history of management of property consultants and other professionals e.g. agents, lawyers, planning consultants, project managers. Experience of the planning process including change of use applications for commercial premises. Ability to maintain and manage multiple activities for a range of project streams. High level of drive and initiative, capable of working at all levels within Royal Mail and external organisations. Capable of working independently with minimal supervision, whilst also being able to work well in a team. Good communication, presentation and influencing skills at all levels. Positive, innovative and inquisitive approach.
Location - This is a nationwide role, the location is flexible but the requirement to travel throughout the UK is essential.
